How Community Fees are derived

The total community is divided into autonomous Urbanizations as shown in the chart. Each zone has it percentage share of the total as defined in the Statutes of the Community. Every apartment, house, shop. garage and storeroom carries its respective Cuota based upon it's area within the zone, including the Swimming Pool and the Tennis Courts.

General Costs for the Community

These yearly costs are detailed on the summary which was sent to you from Cofinanz. They include such items as IBI, the ground taxes, electricity for street lighting, gardener costs, repairs, pool water and chemicals, pool maintenance, tennis courts etc etc. I am not going to detail all items, so PLEASE read the documentation sent to you.

FAQ: I have a detached Villa with a pool. Why should I pay for the common pool? 

When you purchased your villa, you became a shareholder in the total community which is inclusive of the "common" amenities such as pool and tennis courts.

FAQ;  Why are the community fees so high this year compared with 2006

Interesting question - please read the accounts statement sent to you. The previous administration did NOT pay for the repairs and modifications to the pool, did NOT pay the IBI taxes, did NOT pay a Lawyers account, and so it goes on. We have been inundated with claims of non payment of bills, but since the creditors have official orders for work - we have no choice but to pay. OK, the new skimmers in the pool are not functioning, so we are not paying until the contractor honors his part and completes the job. The good news is that once we clear the inherited debts, the 2008 fees should reduce.

FAQ  What are you doing about the non payers

What we are doing and what "I" would like to do are not the same. We can only operate within the legal framework of the system. However, by mid August 2007, Lists will be displayed at prominent points and notice boards detailing the offenders names, property number and the debts owing to the community. Everybody has had sufficient time to pay. Now is the time to "Name and Shame "these people.
